Can I over improve my house?! Granite countertops, Is it worth it? ?

I bought a house 3 years ago. Now I would like to replace my current kitchen countertops(tiles) with granite countertops. I did some research in the area and the houses around here that list for the same price as mine NONE of them has granite countertops. My question is will I get my money back (in case I decide to sell the house) if I go for the granite? Or do you think it is not worthed?

      You should compare to the other recently sold houses in you area. Granite is still recognized as a nice upgrade and people still desire it, but I think its on its way out and in 5-10 years be out of style.

      I’m a designer and most of my clients don’t want granite anymore (too common) we’ve used marble, soapstone, butcher block, silestone, and even some cool laminates both formica and metal laminate.

      Granite is over rated as far as I’m concerned, and in my area, granite counters do not make your average residential house any more valuable or salable. You will not get your money back with a granite counter and to answer your question, it is not worth the expense unless you plan on living in the house for the next 15-20 years.

      The exception to this is if you live in a deluxe luxury home with a cook’s kitchen and dozens of upgraded features. In this case, NOT replacing your granite tile counter with a like product (Silestone, Corian, granite etc) will diminish the value of your home.

      Granite is an excellent choice for counter tops. It will never "hurt" the value of your home and will never go out of style. Granite is more durable and stain resistant than any other type of solid surface counter top. It wont scratch as easily as marble or silestone. If you do the research you can find good deals on prefab slabs. Just make sure you hire a well qualified installer, Seams on large tops can be tricky. In my opinion there is no replacement for natural stone countertops, it took mother nature over 300 million years to make it so you know it is a timeless material.
