Will tile granite countertops in my kitchen, decrease the value of my condo?

I desire granite countertops for my kitchen. However my contractor says if I purchase tile instead of the slab, I will decrease the value of my condo. Personally I think tile granite screams "I couldnt affort the slab" but I’m curious as to whether or not my contractor is telling the truth….

    Well, I agree with the contractor that it DOES look cheaper. So it probably wont add as much value as a granite slab would. But it also wont cost as much upfront as the slab would. Have you given any thought to the solid surface tops? They take an awful lot less maintenance than granite.
    As for the person saying the tile is more work for the contractor- if that’s the case, he would just charge more to do the install, so what does he care about that?

    slab granite is a better choice than tile any day of the week.

    Granite tile takes a lot more work to install than a granite slab. Your contractor is either just lazy and convincing you not to go with tile, or is trying to save you money on labor costs to install the tile. Granite doesnt deacrease value and it may even increase it, whether it’s tile or a slab.

    Value is not the issue here but your ability to sell or rent the place out at some future point in time.

    I think the value between slabs and tiles is slight, if at all.
    If you have a good installer it should look good.
    They probably get more requests for slabs than tile and that is what they are used to buying a working with.
    I say go with what you like, the next buyer can always change it if they dont like.

    I’ve never heard of granite tiles. Marble, yes, but not granite. Anyway, it’s just a style choice. You wont devalue your property, but it might not have quite a wide appeal as a solid surface. There are varying thickness of granite your contractor can get you too, though. You can get a 3/4 or even 1/2 inch granite with an inch wide bull nose or other treatement along the edge to make it look ticker. Quality doesn’t suffer and it can save some money. 9 out of 10 people wouldn’t notice or think twice about it.

    I doubt that it would decrease the value, but slab is much better than tile, if you’re trying to raise the value of your property.

    Slab looks better and is much easier to maintain. The decrease won’t be significant, but if comparing apples to apples, buyers will opt for the slab countertop rather than tiles.

    None of us can answer this for certain. To be honest, it depends on how it looks when it is all said and done and what the current fad is when you sell (right now it is granite countertops, stainless appliances, and glass stovetops – all of which I hate). Just choose color combinations that look good.

    Yes, there is an answer to this question. Value is determined by what is selling in your area. If the condos in your area and price range have slab granite then it will devalue your home. A typical buyer would anticipate there being slab granite and therefore it would be an under improvement. If the condos have granite tile or corian type counters, then the value would be in line with all the other condos. Loss of value comes when a home is either over improved or under improved to the neighborhood. Ask around what everyone has. The worst way to make money on a home is to have the best house in the neighborhood. All you do is bring everyone else’s property value up.I see this every week. BTW I think granite tile is very nice.

    This simply is not true. No kitchen granite fixture reduces the value of a home. In fact, the largest study of its kind, conducted in 2006 by the leading kitchen and bath authority in ther U.S., the NKBA, found that granite was, by far, the most desired surface for a countertop. That said, a granite slab is certainly a much more valuable component; versus tile. When it comes to granite countertops, think of tile as economy class and the slab as the luxury class.

    I think tiles are beautiful, if done professionally, and I don’t think it show the wear like solid slabs do.

    No! it would rather increase its value. According to surveys, granite stones are by far, the most desired surface for a worktop or a counter top. Thus, its addition in your kitchen will indeed increase the value of your property.
